Owner’s-side oversight

Projects & Owner Representation

A renovation in New York City is a sequence of decisions, most of which have to be made while the owner is somewhere else. Who does the work, at what price, to what specification, on what schedule, and who is checking. Without someone on the owner’s side of the table, those decisions drift toward whatever is easiest for the contractor.

FEVA provides project management for upscale renovations and improvement work. We represent the owner from scope to completion, and we stay on site while the work is done.

What renovation project management includes

We begin by defining the project properly: what is being done, to what standard, with what materials and finishes, and on what timeline. We then vet and select contractors, review proposals line by line, and coordinate the specialists a project requires. During construction, we supervise the work, manage the schedule, resolve the issues that every renovation produces, and keep the owner informed without requiring the owner to be present.

Personalized finishes and specifications are part of the service. Owners who care about how a space looks and feels get a manager who will chase the right detail rather than accept the available one.

  • Scope definition, specifications, and finish selection support
  • Contractor vetting, proposal review, and selection
  • Schedule management and coordination of trades
  • On-site supervision and quality control
  • Change management and cost control on the owner’s behalf
  • Punch-list completion and close-out

Project and construction oversight, concept to completion

From concept to completion, FEVA oversees every detail to ensure quality, timelines, and budgets are met. Owners engage us for the whole arc of a project or for the parts they do not want to carry themselves.

  • Renovations and buildouts
  • Capital improvements
  • Vendor and contractor management
  • Budgeting and cost control
  • Timeline management
  • Quality assurance

Renovations inside occupied buildings

Renovating within an occupied luxury building or townhome adds constraints: working hours, building rules, protection of common areas, and neighbors who expect consideration. FEVA manages those relationships as part of the project, so that the work proceeds and the building’s standards are kept.

Project management alongside ongoing management

Many owners engage FEVA to manage a property and later ask us to oversee a renovation of it. Because we already know the building, its systems, and its history, the project starts from a better place, and the property returns to normal management the moment the work is done.

Questions about projects & owner representation

Are you the contractor, or do you manage the contractor?

FEVA manages the project on the owner’s behalf. We vet, select, and supervise contractors; we do not perform the construction ourselves. That independence is what lets us hold the work to the owner’s standard.

Can you help choose finishes and specifications?

Yes. Personalized finishes and specifications are part of our renovation service. We help owners define the standard and then hold the work to it.

Do you manage renovations in buildings you do not otherwise manage?

Yes. Project management can be engaged on its own. Many owners also find that pairing it with ongoing management is the simplest arrangement.
