One accountable point of contact

Private Portfolios & Family Offices

A family that holds several properties — a primary residence, a townhouse held as an investment, an apartment kept for visiting relatives, a commercial building — rarely wants several managers. It wants one relationship that carries the whole portfolio and answers for all of it.

FEVA provides that relationship: a single point of contact who knows every property in the portfolio, coordinates the people who serve it, and reports to the owner or the family office in one consistent form.

What portfolio management includes

Each property in the portfolio receives the same full-service management FEVA brings to a single residence: preventive maintenance on a schedule, vetted vendors supervised in person, municipal compliance kept current, and projects run on the owner’s behalf. Across the portfolio we add the layer a family office actually needs — consolidated oversight, consistent standards, and one accountable voice.

Reporting is shaped to the people who read it. A principal may want a short monthly summary; a family office or advisor may want the detail behind every service visit, invoice and open item. Both come from the same record.

  • One point of contact for every property in the portfolio
  • Consolidated reporting for principals, family offices and advisors
  • Consistent maintenance, vendor and compliance standards across properties
  • Records kept in a form that can be shared with the owner’s advisors
  • Discreet handling of access, deliveries, staff and guests
  • Capital projects and renovations managed on the owner’s behalf

Discretion as a working method

Families with meaningful property expect privacy as a matter of course. FEVA does not publicize its clients or their properties, controls who has access to each address and when, and keeps records in a form that can be shared with advisors without exposing more than necessary. Our hospitality background is relevant here too: the best hotels know a great deal about their guests and reveal none of it.

Residences, investments and everything between

Portfolios are rarely uniform. A residence the family lives in has different priorities from a building held for income, and a townhouse kept for occasional use has different ones again. We manage each on its own terms — occupancy, condition, compliance and the owner’s intentions for it — while keeping the whole under one set of standards.

When the family’s plans change — a sale, a refinance, a renovation before a move — the property is already documented, compliant and ready, because that is how it has been kept.

How an engagement begins

We start with a conversation about the portfolio as a whole: which properties, how each is used, what has been deferred, and how the family prefers to be kept informed. From there we walk each property, document its condition, and propose a management plan that covers all of them under one accountable relationship.

Questions about portfolios & family offices

Do you work with family offices directly?

Yes. FEVA reports to whoever the owner designates — a principal, a family office or an advisor — in the form they prefer, and keeps records that can be shared with the owner’s other professionals.

Do all the properties need to be in Manhattan?

No. FEVA manages properties across New York City, the Hamptons and select properties. If part of a portfolio sits further afield, the quickest way to find out whether it is a fit is a short conversation.

Will our properties be named on your website?

Never without written permission. FEVA references a property publicly only when its owner has agreed to it.
