What does a boutique property management firm do differently?
A boutique firm is organized around attention rather than volume. FEVA is selective by design — we intentionally limit the number of properties under our care — so that each one has a manager who knows it well, answers promptly, and is accountable to the owner personally. Our founder spent more than 30 years in hospitality, facilities management and property operations, and that standard of care runs through everything we do.
What kinds of properties does FEVA manage?
Luxury residences and townhomes, full-service buildings, and commercial properties including restaurant and hospitality spaces. We work with homeowners, investors, developers, and commercial owners across New York City, the Hamptons and select properties.
Do you manage a single property, or only portfolios?
Both. A single luxury residence receives the same attention as a diverse portfolio. Engagements are shaped to the property and the owner, not to a minimum size.
Which areas do you serve?
New York City, the Hamptons and select properties. If your property is elsewhere in the region, the quickest way to find out whether it is a fit is a short call.
What is included in full-service building management?
Maintenance planning and coordination for building systems including HVAC, vendor and contractor vetting and supervision, oversight of staff where applicable, municipal ordinance and violation resolution, renovation and project oversight, and regular reporting to ownership.
Do you handle violations issued by the city?
Yes. Municipal ordinance and violation resolution is part of our service. We identify the issue, coordinate and supervise the correction, and follow through with the agency until the violation is cleared.
Can you manage a renovation?
Yes. FEVA provides owner’s-side project management for upscale renovations: scope and specifications, contractor vetting and selection, schedule management, on-site supervision, and close-out. Personalized finishes and specifications are part of the service.
How do you choose and supervise contractors?
We vet contractors before they are engaged — experience with comparable work, insurance and standing, and a careful read of the proposal — and we supervise the work on site through completion. We compare proposals on scope, not just price.
I own a restaurant space. Why does hospitality experience matter in a property manager?
Because a restaurant cannot afford downtime during service, and the systems it depends on need a manager who understands that. FEVA’s founder spent more than 30 years in hospitality, so we manage restaurant and hospitality properties with an operator’s understanding of what cannot fail.
How will I hear from you, and how often?
That is agreed at the start of every engagement. Some owners want a monthly summary; others want to hear the moment anything happens. Either way, you have one accountable point of contact and a clear record of what has been done.
I live abroad or travel constantly. Is that a problem?
It is one of the most common reasons owners engage FEVA. We are on the ground in New York, supervise work in person, and report on the schedule you prefer, so the property is cared for whether or not you are in the city.
How does an engagement start?
